Our Investment Criteria

  • Size

    We aim for properties in the 150-300 unit range unless they are trophy properties that could be smaller but match our other criteria.

  • Markets

    Growing secondary markets are our main target. We currently primarily invest in Florida, Georgia and the Carolinas.

  • Type

    We seek out value-add opportunities and bring value to tenants and as a result to investors, by applying key design principles to upgrade the property.

  • Returns

    We aim for cash on cash returns of 11-14%, and an IRR of 13-17%. We aim to return 40-50% of equity within refinance between 18-30 months from acquisition.

  • Operations

    We buy properties that are operational at acquisition to protect from negative cash flow. All our investments cash flow from year 1.

  • Term

    Our target hold period is between 7 to 10 years but varies based on the specific asset with the end goal of maximizing IRR each time.
